Background

Building from the Ground Up

In 2018, David Lloyd joined the founding team of what would become Broad Oak Development, a company still in its earliest stages — "grassroots and greenfield," as he puts it. "We were building from the ground up, with no existing systems, processes, or limitations." They had to establish everything from scratch. There were no legacy systems, reporting structures, or tools beyond Excel.

As the newly appointed special projects director, Lloyd's first mission was clear: find a software solution that could support a multi-family developer with ambitions to manage projects ranging from $60 to $80 million and a complex entity structure.

The Problem

Generic Tools That Didn't Fit the Developer

Lloyd explored several platforms but quickly recognized their limitations. "They were too canned and too contractor-focused," he said. "We needed something tailored to real estate developers — not CPAs, not supers, not general contractors."

The platform they initially chose but never implemented had become costly, required frequent upgrades, and offered inconsistent support through third-party vendors. "We never talked to the same person twice," he recalled.

With 15–20 active entities and a complex ownership structure involving intercompany relationships, Broad Oak needed an accounting system that could scale with its operations. It also needed more than project accounting software — it needed a long-term partner who understood the real estate development business model.

The Solution

A Partner Who Understood the Developer

That partner was Anton Systems, offering the Budgetrac platform, specifically designed for real estate developers. Lloyd was impressed by how precisely the software aligned with the needs of a development team managing multiple entities, intercompany relationships, and vertically structured reporting. "Anton knew who they were selling to — and that was the developer," Lloyd shared. "That made all the difference."

The implementation was smooth and methodical. Because Broad Oak was starting from zero, Anton helped them build a clean chart of accounts, entity structure, and cost code framework. "We took our time and got it right," Lloyd said. "Anton's team was steady, professional, and completely aligned with our goals."

But the real test came a few years later. When Anton announced that Budgetrac would be sunsetting, they immediately offered Broad Oak Development a migration path to REDA for Acumatica. Because Anton had previously earned their trust, Broad Oak transitioned without hesitation.

The Results

Five-Day Close with Real Estate Data Analytics Software

With Anton leading the transition, Broad Oak migrated all historical data — including Excel and Budgetrac records — into the new Acumatica system without skipping a beat. "We closed our first month on Acumatica in five days without missing a single invoice, pay app, or draw — we never missed a beat," said Lloyd.
